Financing and operation
Construction on the project started in 2024. Funding came from Banco Popular de Puerto Rico, federal CDBG-IPG program funds and a $10 million contribution from the Department of Housing, according to both outlets. Housing Secretary Luis Augusto Martínez provided the information on the department’s contribution.
PRISA Hospitality will operate both hotels. The company described the project as its first newly built hotel under direct management. The development forms part of PRISA Group’s broader strategy for the Distrito de Convenciones, which also includes DISTRITO T-Mobile, DISTRITO Park and other residential projects.
Where the sources differ
Sin Comillas and NotiCel agree on the $77 million investment, the 257 total rooms, the 2024 start of construction, the financing sources including Banco Popular, CDBG-IPG and the $10 million from the Department of Housing, and that PRISA Hospitality will operate the hotels as the company’s first directly managed new-build property. NotiCel alone reports the increase from 955 to 1,212 rooms, the 26.9 percent capacity growth, the governor’s statement on 104 jobs, Hilton’s entry into the district, Homewood Suites being its first property in Puerto Rico, and the presence of three international chains. Both name the same two hotels and describe similar room features.
What the reports do not say
The reports do not specify the exact number of indirect jobs created, the projected annual occupancy rate for the new hotels, the total square footage of the complex, or the timeline for additional projects mentioned in the Distrito de Convenciones. They also do not detail the precise breakdown of the $77 million investment among the various funding sources.
